Overview

Park City, Utah is a destination mountain town located 30 miles east of Salt Lake City. Due to its location, ski resorts, festivals, and four-season recreational activities, the majority of Park City real estate properties are luxury hide-a-ways and second homes. Many of these homes can be found in exclusive neighborhoods near ski resorts.

But Park City is not just home to the rich and famous. More affordable areas can be found in and around Park City including municipal developments that provide designated affordable rental and ownership housing units.

Park City Real Estate Trends

In general, Park City real estate properties are above the national average due to a combination of factors including location and recreation opportunity. The town survived the recent economic downturn relatively unscathed and its residential population continues to rise thanks to year-round tourism and the city’s close proximity to Salt Lake City and SLC Airport. Because of these factors, and a 20-30% decrease in housing prices over the last few years, healthy buyer activity is predicated to continue.

If Park City land is what you seek, vacant lot sales are on the rise while the median price continues to drop.
Foreclosure properties are also available due to the recent housing market tumble.

Area and Orientation

Park City property areas can generally be broken down into 3 segments:

  • within City Limits
  • Snyderville Basin (north),
  • Jordanelle Area (south and east)

In all three areas, pricier residences tend to be near the resorts, for example in developments adjacent to Deer Valley Resort or in the Old Town Park City neighborhood.

Snyderville Basin offers a range of options including more affordable housing in rural settings as well as luxury condominiums, time shares and vacation homes.
